Whether you're setting a rent or checking an asking price, it helps to know what's on the market now. These figures come from live Jersey listings in September 2026. They are asking prices, not agreed rents, so use them as a guide, not a valuation.
Typical monthly rents
We've split 2- and 3-bed apartments into standard and premium. Premium covers the small number of sea-view and penthouse listings priced well above the rest.
| Property type | Sample | Median | Range |
|---|---|---|---|
| Studio/bedsit | 8 | £1,098 | £800 – £1,600 |
| 1-bed apartment | 41 | £1,450 | £925 – £1,650 |
| 2-bed apartment — standard | 39 | £2,150 | £1,550 – £3,250 |
| 2-bed apartment — premium | 4 | £5,198 | £4,395 – £6,000 |
| 3-bed apartment — standard | 19 | £2,950 | £1,600 – £5,500 |
| 3-bed apartment — premium | 3 | £7,950 | £7,950 – £10,000 |
| 2-bed house | 9 | £2,091 | £1,900 – £3,500 |
| 3-bed house | 12 | £3,475 | £2,500 – £10,000 |
| 4-bed house | 14 | £6,000 | £2,800 – £10,000 |
| 5-bed+ house | 13 | £6,995 | £2,850 – £10,000 |
- Benchmark against standard figures unless your property has genuine sea views or coastal features. Every premium 2-bed is in St Brelade or St Clement.
- St Helier dominates the entry-level market, with most of the cheaper 1- and 2-bed flats.
- Premium samples are small (a handful of listings each), so treat those medians as indicative.
- 1-bed houses are too rare to report — just two were listed.
Rents by parish: house vs apartment
Figures show the median, with the number of listings in brackets. We removed listings duplicated across portals and anything already let or under offer.
2-bed
| Parish | House | Apartment (standard) | Apartment (premium) |
|---|---|---|---|
| St Helier | £2,046 (6) | £1,970 (21) | – |
| St Clement | £1,950 (1) | £2,300 (10) | £6,000 (1) |
| St Brelade | £3,500 (1) | £1,975 (2) | £4,395–£6,000 (3) |
| St Martin | £2,200 (1) | £1,950 (1) | – |
| St Saviour | £2,200 (1) | £3,250 (2) | – |
| St Ouen | £2,200 (1) | – | – |
| St John | £3,342 (2) | – | – |
| Grouville | – | £2,375 (2) | – |
| St Lawrence | – | £1,950 (1) | – |
3-bed
| Parish | House | Apartment (standard) | Apartment (premium) |
|---|---|---|---|
| St Helier | £3,450 (3) | £1,700 (7) | – |
| St Clement | £2,960 (4) | £2,500 (1) | – |
| St Brelade | £6,500 (2) | £4,500 (1) | £10,000 (1) |
| St Saviour | £2,750 (2) | £1,800 (2) | – |
| St Lawrence | £2,750 (1) | £5,500 (5) | £7,950 (2) |
| St Martin | £3,500 (1) | – | – |
| Trinity | £3,250 (1) | £2,550 (1) | – |
| St Ouen | £3,550 (1) | – | – |
| St Peter | £2,500 (1) | – | – |
| St John | – | £4,333 (2) | – |
- At 2-bed, houses and flats cost about the same within a parish once premium listings are set aside.
- At 3-bed, St Helier flats are much cheaper than houses (£1,700 vs £3,450).
- St Brelade isn't uniformly expensive. Its standard 2-bed flats price close to St Helier; a few coastal listings pull the average up.
- 1-bed is almost entirely flats; 4-bed+ almost entirely houses. A "–" or a single listing means not enough data, not zero.
Parking by bedroom count
| Bedrooms | Sample | No parking | 1 space | 2+ spaces | Typical |
|---|---|---|---|---|---|
| Studio/0-bed | 7 | 71% | 0% | 29% | 0 spaces |
| 1-bed | 29 | 52% | 48% | 0% | 0 spaces |
| 2-bed | 41 | 15% | 61% | 24% | 1 space |
| 3-bed | 23 | 9% | 13% | 78% | 2 spaces |
| 4-bed | 14 | 7% | 7% | 86% | 4 spaces |
| 5-bed | 8 | 0% | 25% | 75% | 4 spaces |
| 6-bed | 3 | 0% | 0% | 100% | 5 spaces |
Most studios and 1-beds have no parking. From 2-bed, one space is the norm; from 3-bed, two or more is expected. If your smaller property has parking, say so in the listing — it stands out.
Qualified vs Registered
Under the Control of Housing and Work (Jersey) Law 2012, every home is either Qualified or Registered, and who can live there depends on residential status:
| Status | Who | What they can rent |
|---|---|---|
| Registered | Doesn't qualify under any other category (typically under 5 years' residence, not essentially employed) | Registered property only |
| Entitled for Work | 5+ years' residence, or married/partnered to an Entitled/Licensed/Entitled-for-Work person | Registered property |
| Licensed | Approved essential employee | Any property, while employment continues |
| Entitled | 10+ years' residence | Any property |
This affects rent. Registered stock is scarcer than Qualified stock, and more people compete for it, which tends to push Registered rents up. Official figures show advertised private sector rents were essentially unchanged in the year to Q2 2026 — in our own snapshot above, the median 1-bed was advertised at £1,450 PCM. What this means for landlords
Price against what's listed now, not last year's rent. Parish, property type, parking and Qualified/Registered status all move the number. For a view on your own property, talk to Falcon.
